Facility Manager’s RH Audit: A 30-Minute Checklist

Use this quick audit to spot humidity risks before they become expensive problems. Walk the route, record readings and implement fixes the same day.

Tools

  • Handheld thermo-hygrometer (data-logging preferred)
  • Flashlight & inspection mirror
  • Access to drains for test-runs

Targets

  • General interiors: 45–55% RH (acceptable 40–60%)
  • Server rooms: 45–55% RH with stable temperature
  • Pool/spa zones: use inverter models for quiet, steady RH

Checklist (15 points)

  1. Entrance & loading bays — RH spikes near doors
  2. Cold external walls — condensation signs
  3. Ceiling voids — hidden damp, blocked drains
  4. Stores & archives — mould odour, packaging damage
  5. Server/IT rooms — airflow paths unobstructed
  6. Fitness/Wellness spaces — fogging on glazing
  7. Drainage — confirm gravity fall or pump lift
  8. Power — dedicated circuits; test auto-restart
  9. Filters — note replacements due
  10. Logbook — record RH/T and actions taken
